2. Reservations and Payments:

Reservation Process: Reservations made directly or through our official website are confirmed once the booking process is completed and the deposit has been received. A detailed confirmation will be sent via email.

Payment Policy (Flexible & Standard Cancellation): A 50% deposit is required at the time of booking. The remaining 50% must be paid at least 48 hours prior to check-in, unless otherwise agreed.

🛎️ 1. Flexible Cancellation Policy (minimum stays of 3 nights):

• Full refund if you cancel within 48 hours of booking.

• 50% refund if you cancel after the 48-hour window and at least 5 days before check-in. Applies only on the minimum stays of 3 nights.

• Refunds apply to the accommodation fee only and do not include any additional services (e.g., extra cleaning, transportation).

• Refunds are processed through the original payment method within 5 business days.

• Full refund if you cancel within 48 hours of booking.

• 50% refund if you cancel after the 48-hour window and at least 15 days before check-in.

• Cancellations made less than 15 days before check-in are non-refundable.

• Refunds apply to the accommodation fee only, not to any additional services.

• Refunds are processed within 5 business days through the original payment method.

🛏️ 3. Long-Stay Cancellation Policy (29 + nights):

• Full refund if you cancel within 48 hours of booking, and at least 28 days before check-in.

• After that period, the first 30 nights are non-refundable.

• The remaining nights may be partially refunded or converted into a credit for a future stay, depending on the timing of the cancellation and whether we are able to rebook the dates.

• Refunds apply to the accommodation only, not to any optional services.

• We process all refunds within 5 business days via the original payment method.

📝 4. High Season & Local Events:

• This cancellation policy applies during high season periods and local events or holidays in Bonaire.

• A 50% deposit is required to confirm the reservation.

• The remaining 50% balance must be paid 30 days prior to arrival to keep the booking confirmed.

• Cancellations made more than 60 days before check-in: the deposit will be fully refunded.

• Cancellations between 59 and 30 days before check-in: the deposit is non-refundable.

• Cancellations less than 30 days before check-in: the full amount of the booking is non-refundable.

🔁 As a courtesy, we offer the option to reschedule the stay once, if requested at least 60 days before check-in and subject to availability.

✅ Additional note: These policies will be visible in your reservation summary. You may also request them via email before confirming your stay. At Kas Pitava, we believe in clear, honest communication from the very beginning.

• Promotional rates and special offers are strictly non-refundable.

• If you cancel outside the full refund window, the 50% deposit becomes non-refundable. In such cases, the remaining balance will not be charged.

• Bookings made through third-party platforms are subject to the terms and cancellation policies of those platforms.

3. Property Rules:

Minimum Stay: A minimum stay of three consecutive nights is required.

Base night rate: Based on 2 guest, extra guest fee $15 per night.

Maximum Occupancy: The maximum capacity of the apartment is 4 people, including children. This limit may not be exceeded under any circumstances to ensure comfort and safety.

Pet Policy: The admission of pets is subject to prior approval. If authorized, an additional daily charge per pet will apply, along with an extra cleaning fee at the end of the stay.

Check-in and Check-out Times:

• Check-in: From 3:00 p.m. onward.

• Check-out: By 11:00 a.m.

Early Check-in and Late Check-out:
Available only upon prior request and approval. Each additional hour will incur a cost of $15 USD, up to a maximum of 4 hours. Exceeding this limit will result in a charge equivalent to an additional night’s stay.

House Rules: Guests must adhere to the house rules, which are detailed on our website in the “House Rules” section.

4. Guest Responsibilities:

Guests commit to:

• Maintain the property in optimal condition and promptly report any damage or issues.

• Respect the established rules of both the property and the surrounding community.

• Refrain from engaging in illegal, disruptive activities, or activities that may cause inconvenience to others during their stay.

Failure to comply with these responsibilities may result in additional charges or early termination of the stay.

5. Limitation of Liability:

Kas Pitava is not liable for accidents, injuries, or losses that may occur on the premises; nor for theft or damage to personal belongings, or for service interruptions caused by natural events or external factors beyond our control.
